Purchase Check List
Notes:A:If originals are provided, they will not be returned. Photo copies are preferred.
B:Please avoid stapling documents to avoid tearing.
C:All asset statements must list your name, address, institution name, account number and type, and include a minimum 30 day transaction history. Internet statements that do NOT list this information will not be acceptable.
30 Days most recent consecutive pay stubs for current employer(s). If you are relocating, and have not yet received 30 days earnings, provide a copy of your offer letter signed by you and your new employer.
2008 W-2. If you had multiple employers in the previous year, please provide all W-2’s for that year.
All pages of most recent asset statements for checking, savings, and retirement accounts showing sufficient liquid assets to close this loan, plus an additional 2 months housing payment in reserve. Please see item “C” above. If all pages of the asset statement are not provided, the underwriting time will be delayed which could jeopardize your lock. If you are showing retirement funds as assets used to close on this loan, please provide the terms of liquidation from your benefits provider.
Name of insurance agent for new hazard policy or contact at homeowners association if you are purchasing a condominium.
Copy of all pages of the fully executed Agreement of Sale for the property you are buying signed by ALL parties. If you are selling your current residence, please provide that contract as well.
If you are not a US citizen, please also provide a copy of your permanent resident alien card or a copy of the VISA used to enter the country if you are not a permanent resident alien.
Tax returns will be required ONLY if:
  1. you are self employed – your income is listed on Schedule C or E
  2. you receive bonus or commission income
  3. you are retired taking IRA distributions
  4. you own investment properties (2 years will be required in this situation)
  5. *if 2008 returns are not completed, please provide 2007 with extension notice if after April 15, 2008.
Check for $16.60 for 2 borrowers made payable to “CIS” for the credit report.( $8.83 for one)
If you are using a home equity line of credit attached to a retained property to purchase the subject property, please provide a copy of the Home Equity Line Agreement.
If you own investment properties or a second home please provide the following:
Please provide a copy of the current leases – if applicable
Copy of mortgage statement on all properties if you escrow for taxes and insurance. If you do not escrow, provide the most recent tax and hazard bills for each property.

All appraisals are ordered at the time of application and charged to the credit card you provided to your loan officer. If you or your realtor have not been contacted by an appraiser within 3 days of application, please notify your loan officer immediately.

Please fill in all missing information in the highlighted sections of the Uniform Residential Loan application, such as year built, years of schooling, dependants, previous address, etc… Additionally, if you notice any erroneous information on the application, please strike it, initial, and provide the corrected information.

Please indicate the name and number of the closing agent you have selected to close your home purchase.

PLEASE BE SURE TO RETURN YOUR SIGNED APPLICATION, DISCLOSURES, AND ALL OF THE ABOVE REFERENCED DOCUMENTATION BY THE DATE LISTED ON THE “PINK STICKER” PROVIDED IN YOUR PACKAGE. ANY DELAY IN RETURNING THESE DOCUMENTS COULD CAUSE PROBLEMS IN CLOSING YOUR LOAN ON TIME.

*Please note: you may receive loan disclosures from the lender that Absolute has sent your loan to. These disclosures will be similar to those provided by Absolute, and will disclose the lender’s fees in the transaction. As disclosed on the documents enclosed, all lender fees are paid by Absolute Mortgage, and will in no way effect your transaction or any agreement that Absolute has made with you.

They offer some of the lowest closing and insurance fees, as well as in home settlements at no additional charge. You are not obligated to use Absolute’s closing agent. If you wish to choose your own, please provide the company name and contact.
IF NO CLOSING AGENT IS INDICATED, WE WILL SELECT OUR PREFERRED CLOSING AGENT.
